Moving Out - Common Questions
My Landlord says that my tenancy has not ended...
With the changes brought in by the Renter's Rights Act tenancies may not end at the end of the fixed term written in your contract. For the tenancy to be ended one of the following must have taken place:
- Your Landlord issued a valid Section 21 Notice before 1 May, to end the tenancy any date before 31 July.
- Your Landlord has issued a valid Section 8 Ground 4A notice to end the tenancy any time before 30 September
- You have served valid notice to end the tenancy on the date you wish to move.
- You and your landlord have agreed (ideally in writing) that you will move out and they will end the tenancy on a certain date.
If you are unclear, or have not served or received notice speak to your Landlord to ensure that they know and agree with when you are leaving. However, if your contract has not ended, you may be liable for rent even if you do move out, until the correct notice has been served and the notice period ended.
If you have any problems, get in touch with LUU advice.
My Landlord is deducting money that a housemate owes from my deposit...
If your landlord is deducting money that is not directly owed by you, you need to check your contract. Unfortunately if the contract is a Joint and Several Contract the landlord can deduct from anyone's deposit.
If the contract is individual the Landlord can only deduct from the specific person, unless the issue relates to damage to communal areas and it is not clear who is responsible.
I have to move out on 30 June, but I cannot move into my new house until 1 July...
Unfortunately this is sometimes the case. You could speak to your Landlord and ask if you can stay over on the night, but if they have new tenants coming in this may not be possible, or you could speak to your new landlord to see if you can move in early. If not you will need to stay with friends, family or in a hotel. If you will have nowhere to stay, speak to LUU Advice, but we cannot access accommodation unfortunately.
Can the University or LUU store my stuff...
Unfortunately the University nor LUU can store items. You would need to find a commercial storage company.
There are problems with my new house...
